Termites
Visible activity, workings and damage at the time of inspection. Concealed activity can be present without visible signs.
Other timber pests
Visible evidence of wood borers and fungal decay, where observed in the accessible areas inspected.
Conducive conditions
Moisture, timber-to-ground contact, stored timber, obscured inspection zones and other observed conditions that may assist concealed entry or deterioration.
Proportionate next steps
Advice may include maintenance, reducing conducive conditions, monitoring or further assessment by an appropriately qualified specialist.
Inspection scope and access
Inspections are visual, non-invasive and limited to reasonably accessible areas within the agreed scope. Findings are based on observable evidence at the time of inspection.
The inspector determines safe and reasonable access at the time of inspection. Roof void and subfloor observations are generally limited to what is visible from the access opening and its immediately accessible vicinity. The inspector will not crawl through roof voids or beneath structures, enter confined spaces or traverse inaccessible roof framing.
Premise Inspections' practical minimum subfloor clearance is 1 metre (1,000 mm), measured vertically to the bearer, joist or other obstruction. Meeting this dimension does not require the inspector to enter an area; actual access remains subject to the conditions and safety assessment on the day.
The inspection does not include engineering assessment, certification, compliance auditing, a warranty or guarantee, assessment of concealed conditions or prediction of future performance.
