Visible major and minor defects, safety hazards, maintenance needs and conditions conducive to deterioration.
Visible evidence of termites, borers and fungal decay, associated damage and conditions conducive to timber pest attack.
Photographs, clear explanations and proportionate recommendations for repair, maintenance or further specialist assessment.
Thermal and moisture screening where relevant. Drone-assisted roof observations are included with the combined inspection where safe, lawful and practicable.
Inspections are visual, non-invasive and limited to reasonably accessible areas within the agreed scope. Findings are based on observable evidence at the time of inspection.
The inspector determines safe and reasonable access at the time of inspection. Roof void and subfloor observations are generally limited to what is visible from the access opening and its immediately accessible vicinity. The inspector will not crawl through roof voids or beneath structures, enter confined spaces or traverse inaccessible roof framing.
Premise Inspections' practical minimum subfloor clearance is 1 metre (1,000 mm), measured vertically to the bearer, joist or other obstruction. Meeting this dimension does not require the inspector to enter an area; actual access remains subject to the conditions and safety assessment on the day.
The inspection does not include engineering assessment, certification, compliance auditing, a warranty or guarantee, assessment of concealed conditions or prediction of future performance.

No. Concealed, obstructed or inaccessible areas cannot be fully assessed. Thermal imaging and moisture screening are inspection aids; they do not establish that concealed areas are free of defects, moisture or timber pests.
The report records observed findings, photographs, access limitations and proportionate recommendations. Findings may include major defects, minor defects, safety hazards, maintenance items, conditions conducive to deterioration or timber pest attack, and matters requiring further investigation.
