A pre-purchase building inspection provides an independent visual assessment of the property. It helps buyers understand observed defects, maintenance needs and recommended next steps.

Accessible building areas

Visible internal and external building elements, roof exterior and accessible roof void and subfloor areas, subject to safe access.

Defects and hazards

Observed major and minor defects, safety hazards and maintenance needs, with photographs and clear explanations.

Photographic reporting

A clear record of observed findings, with photographs and practical recommendations for repair, maintenance or further assessment.

Report discussion

Speak directly with the attending inspector about the reported findings and recommended next steps.

Inspection scope and access

Inspections are visual, non-invasive and limited to reasonably accessible areas within the agreed scope. Findings are based on observable evidence at the time of inspection.

The inspector determines safe and reasonable access at the time of inspection. Roof void and subfloor observations are generally limited to what is visible from the access opening and its immediately accessible vicinity. The inspector will not crawl through roof voids or beneath structures, enter confined spaces or traverse inaccessible roof framing.

Premise Inspections' practical minimum subfloor clearance is 1 metre (1,000 mm), measured vertically to the bearer, joist or other obstruction. Meeting this dimension does not require the inspector to enter an area; actual access remains subject to the conditions and safety assessment on the day.

The inspection does not include engineering assessment, certification, compliance auditing, a warranty or guarantee, assessment of concealed conditions or prediction of future performance.
