Gas installation safety

Queensland LPG gas bottle safety.

Understand visible warning signs and the records that should be checked for domestic LPG cylinder and gas appliance installations.

Buyer overview

Cylinder condition is only one part of gas safety.

A safe LPG installation depends on cylinder location, stability, ventilation, clearances, regulators, pipework, appliance installation, flues and completed gas-work documentation. Requirements vary with the installation and the work date.

01

Cylinder area

Cylinders should be upright, stable, ventilated, protected from damage and positioned in accordance with the applicable requirements.

02

System components

Regulators, hoses, pipework, isolation valves, appliance connections and flues should be assessed by a licensed gas fitter.

03

Current records

Gas-system work should be supported by the certificate, notice or electronic record required for the work undertaken.

Inspection scope: A building inspection may record readily visible gas-related concerns. It does not leak-test, pressure-test, operate, service or certify gas systems, appliances or flues.
Practical checks

What buyers should observe and verify.

Visible warning signs

  • Cylinders leaning, unsecured, damaged, heavily corroded or exposed to vehicle impact.
  • Cylinders within an enclosed or poorly ventilated space.
  • Deteriorated hoses, damaged regulators, unsupported pipework or improvised fittings.
  • Gas odour, hissing, staining or heat damage near cylinders or appliances.
  • Openings, ignition sources or combustible storage close to the cylinder area.
  • Gas appliances or alterations without available gas-work records.

Recommended next steps

  • If gas is smelt, avoid ignition sources, leave the area, isolate the supply only if safe and contact emergency or licensed assistance.
  • Arrange a licensed gas fitter’s inspection and testing before using a questionable installation.
  • Request current gas certificates and records for installation or alteration work.
  • Confirm cylinder placement, clearances, regulator capacity, pipe sizing and appliance ventilation with the gas fitter.
  • Do not relocate cylinders, alter piping or service appliances yourself.
Limits of a visual inspection

Visible observations do not establish gas safety or compliance.

Leaks and unsafe combustion may not be apparent. Testing and certification are outside the scope of a visual building inspection.

Not confirmed

  • Gas tightness, pressure, flow or regulator performance.
  • Compliance with legislation, AS/NZS 5601 or manufacturer instructions.
  • Appliance safety, combustion, ventilation or flue performance.
  • Condition of concealed gas pipework.
  • Whether records exist for every prior gas-system alteration.

When specialist input is appropriate

  • Appropriately licensed gas fitter for inspection, testing and certification.
  • Licensed appliance service technician where applicable.
  • LPG supplier for cylinder and supply arrangements.
  • Resources Safety and Health Queensland for current regulatory information.
Never use a flame to test for a leak. Any suspected leak or unsafe appliance requires immediate action by an appropriately licensed person.
Official information

Authoritative sources and further reading.

Requirements can change and may depend on the building classification, approval date and work undertaken. Confirm current obligations with the relevant authority or appropriately licensed specialist.

Common questions

Frequently asked questions.

Does Premise Inspections test gas installations?

No. Gas testing, appliance operation and certification must be completed by an appropriately licensed gas fitter or service technician.

Is a gas compliance plate always required?

Requirements have changed and depend on the installation and work date. Request the applicable gas-work certificate or electronic record and confirm with the current regulator or gas fitter.

What should I do if I smell gas?

Avoid flames, switches and other ignition sources, leave the area, isolate the supply only if safe, and contact emergency or licensed assistance.
