Wet areas and balconies

Bathroom and balcony waterproofing.

Understand the visible warning signs, documentation and limitations relevant to wet areas, decks and balconies in Queensland homes.

Buyer overview

Performance is assessed from evidence, not appearance alone.

Waterproofing performance depends on design, substrate preparation, membrane continuity, junctions, penetrations, falls, drainage, finishes and maintenance. A visual inspection can identify evidence suggesting failure but cannot certify a concealed membrane.

01

Internal wet areas

Bathrooms, showers, laundries and sanitary compartments rely on correctly detailed water-resistant and waterproof systems appropriate to the location.

02

External areas

Balconies and decks require coordinated membrane, drainage, threshold, overflow and edge details suited to weather exposure.

03

Documentation

Useful records include approvals, waterproofing certificates, product details, installation photographs, warranties and repair history.

Inspection scope: Premise inspections are visual, non-invasive and limited to reasonably accessible areas at the time of inspection. They do not certify regulatory compliance, approvals, concealed construction or future performance.
Practical checks

What buyers should look for and verify.

Observable warning signs

  • Elevated comparative moisture readings adjacent to showers, baths or balconies.
  • Staining, blistering paint, swelling skirtings, decay, corrosion or efflorescence.
  • Cracked or missing sealant, open junctions and deteriorated grout.
  • Ponding, inadequate apparent falls, blocked outlets or water retained at thresholds.
  • Ceiling damage below a wet area or balcony.
  • Previous patch repairs without supporting documentation.

Recommended next checks

  • Arrange prompt plumbing checks where an active leak is suspected.
  • Obtain invasive waterproofing investigation where the source or extent cannot be established visually.
  • Request approvals, certificates and repair documentation from the seller.
  • Use an appropriately licensed waterproofer or builder for repair proposals.
  • Allow for removal of finishes where concealed membrane condition must be determined.
Limits of a visual inspection

What the inspection cannot establish by itself.

Not confirmed

  • Presence, type, age and continuity of concealed membranes.
  • Water testing, flood testing or destructive inspection unless separately agreed.
  • Compliance with the approval or standard applicable when the work was completed.
  • Condition behind tiles, wall linings, screeds and thresholds.
  • Future watertightness or service life.

When specialist input is appropriate

  • Licensed plumber for supply, waste and leak-source checks.
  • Appropriately licensed waterproofer or builder.
  • Building certifier for approval and certification records.
  • Engineer where structural deterioration or significant balcony movement is present.
Moisture readings and thermal patterns are comparative screening tools. They do not identify the source or prove concealed membrane failure without supporting evidence.
Official information

Authoritative sources and further reading.

Requirements can change and may depend on the building classification, approval date and work undertaken. Confirm current obligations with the relevant authority or appropriately licensed specialist.

Common questions

Frequently asked questions.

Can a visual inspection confirm a waterproofing membrane?

No. Membranes are generally concealed. The inspection reports visible evidence and may recommend further investigation.

Does cracked grout prove the membrane has failed?

No. Cracked grout is a maintenance concern and possible water-entry pathway, but the membrane condition cannot be inferred from grout alone.

What documents should a buyer request?

Ask for approvals, waterproofing certificates, installer details, product information, photographs, warranties and records of leaks or repairs.
