Older building materials

Queensland asbestos guide.

Know when older building materials should be treated as potentially asbestos-containing and why testing is required before disturbance, renovation or demolition.

Buyer overview

Suspected material should remain undisturbed.

Asbestos-containing materials were widely used in older Queensland buildings. Risk increases when material is damaged, weathered, friable or disturbed by cutting, sanding, drilling, high-pressure cleaning, renovation or demolition.

01

Common locations

Roof and wall sheeting, eaves, wet-area linings, backing boards, pipes, fences, flooring products and textured coatings may warrant consideration.

02

Condition matters

Broken edges, debris, delamination, severe weathering or unsealed surfaces can increase the potential for fibre release.

03

Testing before work

A competent asbestos professional should assess and arrange laboratory testing before suspected material is disturbed.

Inspection scope: A standard building inspection is visual and non-invasive. It is not an asbestos survey, audit, register, sampling service, air-monitoring service or clearance inspection.
Practical checks

What buyers should observe and verify.

Visible concerns

  • Older cement-sheet roofing, wall cladding, eaves, ceilings or wet-area linings.
  • Broken, drilled, cut, heavily weathered or unsealed suspected sheet material.
  • Fragments or debris within roof spaces, subfloors, gardens or fill.
  • Older vinyl tiles, sheet flooring, backing products or adhesive residues.
  • Previous renovation areas with no asbestos testing or clearance documentation.
  • High-pressure cleaning marks or deterioration to suspected asbestos-cement roofing.

Recommended next steps

  • Do not disturb, drill, sand, cut, scrape or pressure-clean suspected material.
  • Arrange assessment and sampling by a competent asbestos professional where confirmation is required.
  • Request asbestos reports, registers, removal records and clearance certificates where available.
  • Use an appropriately licensed asbestos removalist when licensing is required.
  • Obtain specialist advice before renovation, demolition or intrusive investigation.
Limits of a visual inspection

No visual inspection can confirm asbestos content.

Products without visible labels may resemble non-asbestos alternatives. Suspected material may also be concealed behind finishes, within cavities or below later renovations.

Not confirmed

  • Whether a material contains asbestos.
  • The extent of concealed asbestos-containing material.
  • Airborne fibre levels or exposure risk.
  • Compliance of past removal or disposal work.
  • Whether an area is safe for reoccupation after removal.

When specialist input is appropriate

  • Competent asbestos assessor or occupational hygienist for assessment and sampling.
  • NATA-accredited laboratory for sample analysis.
  • Appropriately licensed asbestos removalist.
  • Independent licensed asbestos assessor or competent person for required clearance inspections.
If suspected material is visible, the report may identify its location and apparent condition and recommend that it be treated as potentially asbestos-containing until tested.
Official information

Authoritative sources and further reading.

Requirements can change and may depend on the building classification, approval date and work undertaken. Confirm current obligations with the relevant authority or appropriately licensed specialist.

Common questions

Frequently asked questions.

Can Premise Inspections confirm asbestos during a building inspection?

No. Suspected materials may be reported, but confirmation requires appropriate sampling and laboratory analysis.

Is intact suspected asbestos automatically a defect?

Not necessarily. Its location, condition and likelihood of disturbance are relevant. Specialist advice is appropriate before work or where deterioration is present.

Can I remove asbestos myself?

Queensland rules depend on the type, quantity and circumstances. Check current Queensland Government requirements and use a licensed removalist where required.
